Question by loks: how can I negotiate to lower my interest rate for a home loan with the loan officer?
what can I say for him to lower my apr for a loan? this is my first time applying for a loan and do not have experience negotiating to lower my APR any advise?
also he told me he can lower my apr by buying points
any help from anybody out there is appreciated.
he told me 6.5 is the best I can get but I can buy points to lower
I live in the state of texas is this the average APR? people with good credit? also FHA loans he told me I have to have the PIM
for the mortgage for the life of the loan? I was told once you reached 20% percent ownership you can get rid of it but he told me no because it was an FHA loan is this true?

the best way to get what you want is to look elseware if he refuses to match your best offer go with the best one!
find anouther broker he is not being truthful or he is totaly incompentant Anyone with a little expirance would know this fact Its on the brokers test i am guessing yoru broker is not licansed! yes if you have PMI once you have 20% equity in your home it goes away! he is trying you get you in a loan where he makes the most money.
tell him you are going with anouther broker who got you 6% and no pmi he will either come down on the rte and fees if he doesnt look elesware. ask for a good faith estimate and see what you apr is that will tell you if he’s over charging you.
also look at the lender fees. It is in your best interest to shop around if you know your scores talk to a few people and see what they offer.
if your scores are above 660 your not getting a good deal !

My questions are 1. Will the interest from the $ 400K loan be tax deductible or is interest on cash-out loans over $ 100K not eligible for deduction (I’ve heard)? 2. Does the FHA loan required that an appraised value be met Meaning after appraisal does the home need to be improved to met FHA loan requirements? and are there any. See I was told that after appraisal that the home need to be remodeled to meet a certain appraisal figure?

To Meet the standards of and to keep the FHA loan do you need to make the home the value a Appraiser states?

This makes no sense, web the appraised value is simply what it is worth, it never has to be worth more then it is.
FHA requires homes to be move in ready, which is one reason many sellers do not accept FHA, they just do not want the hassle.
Once you buy it they will not be appraising it again.

Dog rescuer needs some rescuing…
I have never known Toni Phillips, in all the years of our acquaintance, to beg for anything. Times change.
She is, and trust me here, just about the finest, most giving person walking, a woman who began rescuing dogs in Texas over 20 years ago and has since saved thousands of dogs from the executioner’s needle.
She is founder of Mariah’s Promise, a nonprofit, no-kill animal sanctuary in Divide she has run with her husband, Mike, since 2003.
Mariah — people always ask — was a 4-pound, 5-week-old stray puppy she had found on the road, who died of parvovirus while she was in negotiation to build the sanctuary. The dog got to her.
Since 2005, when Denver fully implemented its ban on pit bull terriers, Mike and Toni Phillips have taken in and found new homes for more than 500 of the dogs, all of it done on their own nickel.
The economy finally came for Mike and Toni Phillips earlier this year. Their custom sheet metal business died late last year when factories and contractors stopped ordering.
Their home with its myriad kennel and play areas on 3 1/2 acres has been lost to foreclosure. Once the proper paperwork is delivered, the couple will have 48 hours to be off the property.
"Don’t worry about me," Toni Phillips, 53, said in an interview. "I’m worried about the dogs. They are my priority No. 1. I need to find a place for them."
She shelters 87 dogs now, most of them pit bulls from Denver and other parts of the country where cities have outlawed them. Last year, the shelter took in 197 dogs, and placed 148 of them in new homes.
Times for her have always been tough. There simply is no money in rescuing, housing and feeding dogs. Speaking about her situation now, Toni Phillips, a loud, brassy, completely unafraid-to-speak-her- mind woman, nearly breaks.
"All I know is the tornado is on its way," she says, her voice quivering. "What I don’t know is which way it is coming."
She needs a place to relocate the sanctuary. She is in a frantic search to find a benefactor willing to help.
"We’d like to find a vacant boarding kennel where we could move the dogs without upsetting them too much," she said.
On Thursday, the same day a judge finalized the foreclosure but stayed its implementation for a few days, she got a lead on a place near Yoder, east of Colorado Springs.
"That could work, but it would be my absolutely last resort," Toni Phillips said. "It’s nice and all, I suppose, but it is too . . . far away from here."
There are sheds and dog kennels to move now, dog igloos and a score of 3-foot shelter panels needing a new home.
So she is looking everywhere now, including outside of Colorado. She will go anywhere, she says, if it means her dogs will remain safe.
"I am planning for the worst, and hoping for the best," Toni Phillips said. "My only plan, the only thing I know for certain right now is I won’t abandon these dogs. I just won’t.
"They have already been through too much, lost the families that loved them. I won’t add to that misery."
